Roof Assessment

The problem

Shingles Dry Out Years Before They Wear Out.

The signs are visible from the ground once you know what to look for. Any two of these on a roof over twelve years old is worth an assessment.

Granule loss and bald spots

The shingle's UV armor washes into your gutters. Once the asphalt is exposed, aging accelerates.

Curling, cracking, dark streaks

A dried-out shingle can no longer flex with the daily heat cycle, so it lifts at the edges and splits.

Small leaks become big ones

Brittle shingles let water reach the deck. Repairs come first — treatment never goes over an open water path.

An "aged roof" note at renewal

Insurers increasingly flag roof age at inspection. Documented maintenance is what they want to see.

Insurers are paying attention to roof age.

Carriers are increasingly surcharging or declining to renew homes with aging roofs. A documented tune-up and treatment gives you something to show at inspection.

01 — The decision

Before You Replace Your Roof, See If It Can Be Rejuvenated.

Asphalt shingles age from the inside out. Sun, heat, and weather gradually draw out the oils that keep the shingle mat flexible. Over time shingles can become dry and brittle, and they begin to look worn long before the roof deck itself has a problem.

A rejuvenation treatment is applied directly to those shingles. If your roof is otherwise sound, it is worth checking whether replacement is really the next step.

How the treatment works
  • Full roof assessment with photographs
  • Roof tune-up: loose shingles secured, nail pops sealed
  • Flashing and penetration re-seal
  • Even treatment application across every shingle slope
  • Property and landscaping protection upon request throughout
  • Before/after photo record on completion

03 — Our process

How Roof Rejuvenation Works

01

Free Roof Assessment

We inspect your roof and determine whether rejuvenation may be an appropriate option.

02

Professional Application

Our trained team applies the rejuvenating treatment evenly across the asphalt shingles.

03

Restored & Protected

The treatment penetrates the shingles and helps restore oils lost through normal aging.

04 — Why rejuvenate

A Smarter Option for an Aging Roof.

Rejuvenation is not a substitute for replacing a failing roof. It is a maintenance step for a roof that still has structure worth protecting.

Extend Roof Life

Help your existing shingles continue performing before replacement becomes necessary.

Restore Flexibility

Replenish oils that can be lost as asphalt shingles age.

Improve Appearance

Give an aging roof a refreshed, darker appearance.

Less Disruption

Avoid the tear-off, noise, debris, and construction associated with replacement.

More Affordable

A rejuvenation treatment can cost significantly less than replacing an otherwise serviceable roof.

Fast Application

Most projects can be completed quickly with minimal disruption to the homeowner.

05 — Roof health

What Happens to Your Roof as It Ages?

15–20 years

Stiff, dry, losing granules

This is where most rejuvenation candidates sit. Shingles feel dry and stiff, edges can curl slightly, and granule loss becomes obvious. The deck underneath is usually still sound.

Questions

Common Questions

What is roof rejuvenation?

It's a treatment applied to the surface of aging asphalt shingles. The product is designed to work into the shingle and help restore some of the oils that are lost through normal weathering, which is what keeps a shingle flexible.

How does it work?

After the roof is assessed and cleaned of loose debris, the treatment is sprayed evenly across the shingle surface. It absorbs into the shingle rather than sitting on top of it like a coating or paint.

What types of roofs can be rejuvenated?

Asphalt shingle roofs — both 3-tab and architectural. Metal, tile, and flat membrane roofs are not candidates. If you're unsure what you have, we can identify it during the assessment.

How long does the application take?

Most single-family homes are completed in a few hours on a single day. You don't need to move out, and there's no tear-off, dumpster, or debris.

How much does it cost?

It varies with roof size, pitch, and condition, but it is a fraction of what a full replacement costs in this market. You get a written price after the free assessment, before any work is scheduled.

Can every roof be rejuvenated?

No. A roof with structural damage, active leaks, widespread cracked or missing shingles, or a failed deck needs repair or replacement instead. If your roof isn't a candidate, we'll tell you that directly.
